Premier Corporate Center Office Park

150,000 square foot multi-building corporate park situated on 11.34 acres of land.

Ownership was in need of an experienced, Tampa-based company to manage, lease and stabilize the existing multi-story building to allow for development of three planned buildings.

The existing 44,000 square foot building was completed in 1984. Ciminelli worked closely with ownership in making recommendations for heavy renovations to the building, and subsequently repositioned it as Class-A office space. Extensive improvements were made to the grounds to enhance the overall aesthetics of the park. 100 percent occupancy was quickly achieved and plans for a second building began.

Construction commenced on Premier Corporate Center I, a 33,000 square foot single story office building in early 1997, and the building was fully leased prior to its completion in June of that year.

Construction was completed in early 2000 on Premier Corporate Center II, a 49,315 square foot twin to Corporate Center I. Within two months of the start of construction, the building was fully leased to Liberty Mutual Insurance.

In early 2003, construction on Premier Corporate Center III was completed. The 20,000 square foot building is the final addition to the office park, and is currently 100% leased.

Successful leasing and management of the property resulted in expansion of inventory from 44,000 square feet to 150,000 square feet.

Ciminelli represented the owner in marketing the property for sale in 2005. The property was disposed of at very profitable terms for the owner. Occupancy at disposition was 97%.
